NJ JACKSON — Jackson Zoning Board tightens residential density rules for Adventure Crossing Phase 1. The board voted unanimously to exclude previously removed Phase 2 acreage from density calculations for the mixed-use project's Phase 1 amendment, reducing the allowable density basis from 283 acres to 210.8 acres. The ruling constrains residential capacity and requires the applicant to revise its housing plan or seek a variance.
The application was carried to July 15, 2026. In separate business, the board approved Use Variance Resolution 2026-10 for 1435 Toms River Road by a vote of 6-0, with Secretary Moshe Heiman abstaining.
