Zoning board denies variance for new home on undersized lot

NJ JACKSON — Jackson zoning board denies new home variance on undersized property. The Board of Adjustment voted 6-1 to deny an application by 889 Green Valley Road LLC to construct a 6,800-square-foot, 10-bedroom home on a 1-acre R-3 zone property requiring 3 acres minimum. Chair Lynne Bradley, Vice Chair Sheldon Hofstein, and board members including Carlos Martins, Raymond Tremer Jr., and Laya Cusano found that the applicant could build a substantially similar conforming home without variances and had not adequately demonstrated hardship.
Moshe Heiman dissented. The board also reorganized for 2026, unanimously appointing Rothstein, Mandell, Stroh, Halm, & Cipriani as Board Attorney and tabling professional appointment votes pending board review of consultant proposals.
